In the heart of Tuscany, between Semifonte and San Gimignano, this splendid farm with farmhouse is surrounded by vineyards, hills, medieval villages, ancient churches and woods. Thanks to its central position with a 360 ° view - located in a strategic node on the main connection line between Florence and Siena - the property is a unique and ideal place for those who love nature and Tuscany. The Florentine Hills are known for the production of wine and olive oil, thanks to the presence - among others - of prestigious Super Tuscan cellars.
The property covers a total of 102 hectares, in which the buildings spread over 3,177 square meters and are made up of units dating back to the 8th century; it is surrounded by terracotta-paved courtyards and walkways connecting the 15 elegantly furnished apartments, with great care to detail and decorated in Renaissance style, with antique furniture, exposed beams and precious fabrics. The estate has a swimming pool with 2 bathrooms, changing rooms, showers, sauna and a relax area surrounded by olive trees; solar panels that guarantee partial energy autonomy (20kw); barbecue area and restaurant with fully equipped professional kitchen; artificial lake; truffle production area; a 157sqm country loft on the other side of the hill, whose walls have already been renovated.
The average wine production per year is 700/1000 hl, the 27 hectares of vineyards are located at an average height of 300-400Mt above the sea level, with a slope of 20%. Most of it face south-east with clayey soil where ancient traces of sea presence can be seen. This particular composition and the mild climate allow a perfect conservation and growth of both the vineyard and the olive trees: the plants that survived the 1985 frost are certified as a national Slow Food presidium.
The property has a 710sqm cellar, fully equipped with technology and tools for the entire harvesting process, vinification, storage, aging and bottling. To ensure the best performance of agricultural activity, there is a diesel pump for commercial use.
The average annual production of olives is 25q, the olive groves extend over an area of 18.4ha: 16.4ha being registered as IGT Toscana and 2ha awarded by the Slow Food National Presidium.
The estate also has an oil mill - no longer in use and used as a warehouse - intended for the storage of olive oil and equipped with a stainless steel tank connected to a bottling machine.
An estate offering a wide variety of potential usages in a top location.
